Getting it Right: Posting in Property

Information

Description

Make sure you know your legal obligations if you’re renting out property. They’ll vary depending on where the property is in the UK, and the type of tenancy. Always check with the relevant authority. If you need to register or get a licence, quote your registration or licence number in your ad.

If you’re posting as an agency, say so. By law, you can’t advertise as a private landlord if you’re not one. Also, don’t charge a potential tenant or buyer a fee for viewing your property.

You’ll also need to make sure your ad doesn’t discriminate against potential tenants based on age, disability, gender, race, religion or belief, or sexual orientation.

Like every category on Gumtree, it’s crucial you stay within the law and stick to the following posting rules when posting in Property.

Take a look at our safety advice for tips on staying safe with Gumtree.

Understanding the basics

 -      No duplicates please
Don’t create more than one ad for the same item, or create multiple accounts.

-       Don’t leave it live
Once your ad has done its job, delete it. If you don’t, other users might still contact you about it, which is a nuisance for them and you.

Putting everything in the right place

Property is just for advertising properties. If you’re an agent and you want to advertise your business, you'll want to post in Services to reach the right audience.

-       Get the category right
Our categories work hard to connect the right ad with the right buyer. Please don’t try to get more views or avoid paying our fees by posting in the wrong one. You’ll get better results when your ad appears in the right place.

-       Follow the ad template
Keep website links and contact details in the designated place and out of your ad title, description and photos. To add a link to a third party website, use our URL feature.

Writing a great ad

-       Be clear. Write a clear and honest description of your vacancy to attract the right people. Say if your property isn’t available yet, and when it will be.

-       Use plain English and keep it clean. You’re welcome to add a translation in another language at the end of your description.
